The average house needs the interior painted at least every 4 years depending on the size of the home.

Carpeting life is usually 7-10 years depending on how heavy usage is.

The exterior needs to be painted every 8-10 years.

Also, if your house sits under trees, it is a good idea to have the moss removed, and maybe even the gutters cleaned every winter, to ensure proper draining.

If appliances are included in the home, they are the owners responsibility to maintain properly.

Tenant Screening (as recommended by the Salem Police Department): Our general screening guidelines are, but not limited to:

  • Total household gross income of 3 times the monthly rent amount
  • A Minimum 2 years of good rental reference
  • Verified employment and income
  • Credit/Criminal/Background Checks


Property Inspection:

  • A 90-day walk through inspection is scheduled after a tenant moves into a property, to ensure the home is well cared for
  • Drives by visual inspections are done approximately every 3-4 months.
  • Annual walk through inspections.
  • Inspections as warranted in response to complaints or to oversee repairs.



  • We order all repairs and oversee all independent contractors. Vendors will be paid out of rent proceeds.


Accounting Cycle & Rent Collection:

  • Rent is due on the 1st of each month with a grace period until the 5th
  • Nonpayment of rent notices sent out on the 8th
  • Vendors paid on the 17th
  • You have options with your rent proceeds, you may direct deposit into your personal account or monthly expenses such as, your mortgage payment, property tax, or insurance can be paid through any proceeds.
  • We will provide you with detailed monthly statements by the 20th of every month, which shows all activity on the account: income, expenses, and balance
  • At the end of the year, we send an annual Cash Flow statement for tax purposes.
  • Management fees based off monthly rent. Please call for more information.


Find Tenant Only:

  • If you prefer to manage your own property, we can find and screen a tenant for you. We will complete the Rental Agreement process, and then send you your new tenants information and deposit. The cost is only half of the total monthly rent. Please contact our office for more information on this program.


Other comments:

  • We are flexible with your needs and are willing to accommodate your wishes wherever possible. We offer services that include making mortgage payments, direct deposit of rent proceeds, paying property insurance and many other services.
