We regularly attend continuing education classes to keep us informed on any changes in the laws. Below are a sample of services we offer.

Tenant Screening
(as recommended by the Salem Police Department): Our general screening guidelines are, but not limited to:
- Total household gross income of 3 times the monthly rent amount
- A minimum 3 years of good rental history
- Verified employment and income
- Credit/Criminal/Background Checks
Inspections
- A 90-day walk through inspection is scheduled after a tenant moves into a property to ensure the home is well cared for.
- Drive by visual inspections conducted periodically at property manager’s discretion.
- Annual walk through inspections.
- Inspections as warranted in response to complaints or to oversee repairs.
Maintenance
- We order all repairs using independent, licensed and bonded contractors. Vendors will be paid out of rent proceeds.
- Owners have the option of being notified prior to a vendor being sent or they can approve a maintenance limit of their choice; typically $250.
- In the event an owner can’t be reached in an emergency, a vendor will be dispatched and the owner will be notified.
Accounting & Rent Collection
- Rent is due on the 1st of each month with a grace period until the 5th.
- Vendors and owners are paid on the 20th of each month.
- Owner disbursements can be paid via direct deposit or paper check.
- Mortgage payments, property taxes, and/or insurance can be paid through rent proceeds or owner contributions if requested.
- We will provide you with detailed monthly statements by the 20th of every month. These statements show all activity on the account including income, expenses, and the current balance.
- At the beginning of the year, owners receive an annual cash flow report as well as a 1099 for the previous year.

Find Tenant Only
- If you prefer to manage your own property, we can find and screen a tenant for you. We will complete the rental agreement process and send you your new tenants information and deposit. The cost is ½ of the gross monthly rent amount. Please contact our office for more information on this program.
